2 separate heat controls, one for the bottom floor, and another one for the top two floors. The top floor has built in AC at gets more light all day.

For those looking for an adventure, its a quick drive across the Golden Gate Bridge to the Marin headlands for great biking, hiking, and exploring on the various beaches; or you can continue past Marin and head right to Napa and Sonoma.
